White Wolf Properties (WWP) engages in the redevelopment, construction, leasing, management, and financing of commercial real estate assets in the Puget Sound Region of Western Washington State. We specialize in neighborhood shopping centers ranging in size from 4,000 to 40,000 square feet and utilize our own staff of real estate professionals to execute each phase of the development plan. By limiting the involvement of 3rd party firms, our successful strategy results in greater management control, lower project costs, and increased speed in responding to the marketplace when placing the property under contract and negotiating leases with our tenants.  In the dynamic Puget Sound market, being nimble and quick is the key to success.  

WWP does not engage in 3rd party management, leasing, or acquisitions. All our attention is on our joint ventures.  Our pack is our partners and we believe focusing all our efforts on them is the key to a successful venture.    

White Wolf Properties is focused exclusively on actively managing the acquisition, development, redevelopment and ownership of retail and retail-driven mixed-use properties in all Western Washington Markets. Our acquisition targets are neighborhood and community shopping centers with value-add potential in the range of 4,000 to 40,000 square feet. We also acquire surplus real estate from retailers and functionally obsolete centers in need of repositioning.

Our main objective is to invest in properties to which we can add value, whether through leasing (below-market leases, vacancy lease-up, improving tenancy on roll-over), remerchandising, or significant physical redevelopment.

White Wolf’s Asset Management team’s primary goal is to increase the value of the managed assets by creating a vison and implementing the strategic plan.  In addition to implementing the vision, we prepare long term financial forecasts, perform cash flow analysis and compute the internal rate of return in order to determine a property’s financial performance. We perform the due diligence for acquisition and disposition of the property, manage lender/loan coordination, financial reporting, tax appeals and hiring 3rd party venders to increase the assets value.

At White Wolf Properties, we believe property management is one of the fundamental functions of property stewardship. We provide exceptional care to the physical conditions of our properties. By hiring trusted and reliable vendors for daily maintenance, as well as for scheduled quarterly and annual improvements, we ensure strong asset income streams and projected returns. We perform the following for all the assets we manage: Accounting and Budgeting, Lease Administration, Construction Management, CAM Reconciliation, Property Reporting, and Tenant Management.

White Wolf’s approach to leasing is simple; create a vision and strategy founded on local market knowledge and experience and then execute leveraging long-standing national and regional relationships and developing local prospects through canvassing and cold calling. Our company is proficient in all aspects of the project leasing lifecycle, including space layout and design, trade area analysis, shopping center analysis, tenant mix creation, project marketing, and deal making. Our team is experienced in working on ground-up developments, community/neighborhood centers and power centers.
